We're well into the fall season, and if you've heard that real estate slows to a crawl once summer ends, it's worth setting the record straight.
Fall in the Sacramento region is consistently one of the more strategic times to buy or sell. The buyers and sellers active in the market right now aren't casually browsing—they have a reason to move, a timeline in mind, and they're prepared to act. Less competition for attention, more serious participants on both sides of the transaction. That's a favorable environment no matter where you sit at the table.
Sellers, Let's Talk: Do You Know What Your Home Is Worth Right Now?
It's a question worth asking: what is your home actually worth in today's market? Not what it was worth at the height of the pandemic boom, and not a rough estimate based on what a neighbor's house sold for a few years back—what it's worth right now, based on current data.
That number has shifted meaningfully over the past several years. Home values across Sacramento County have climbed roughly 18% since 2021, according to the Federal Reserve's house price index for the county. And while the market has cooled from its most frenzied pace, values have largely held: the median sale price for single-family homes in Sacramento County sat at $549,950 in August 2026, essentially holding steady from a year ago.
In other words, the equity many homeowners built during the run-up hasn't evaporated—it's simply become more important to understand and use strategically.
So What's Actually Happening in the Market Right Now?
Here's the nuance, and it's the part worth understanding before you list.
Nationally, housing supply has climbed to its highest level since 2020, with new listings reaching their highest point in more than four years this past August (Redfin). Sacramento County is seeing a milder version of that same shift: active listings reached 2,718 in August, up modestly year-over-year. That still technically keeps the county in seller-leaning territory by traditional standards, but the trend line is clearly moving toward more balance, giving buyers a bit more breathing room than they've had in years.
That shift shows up in the sales numbers, too. Closed sales in August were down 8% year-over-year, and the average home is now taking 40 days to sell. Also, 994 active listings in the county had a price reduction as of August—a 38% reduction rate. That's the clearest signal in the data that pricing, not just market conditions, is now the deciding factor in how quickly a home sells.
Why Pricing Right From the Start Matters More Than Ever
This is genuinely a split market. Homes priced accurately from day one are still performing well—in fact, 35% of August sales in Sacramento County closed above the original list price, an increase from the year before.
But listings that open too high don't just sit quietly; they tend to require price cuts down the line. By then, buyers are often wondering what's wrong with the property even when nothing is. Overpriced homes in today's market are commonly sitting 45 days or more before a correction gets them moving again.
The takeaway? An accurate, data-backed price from the start isn't just a technical detail—it's what separates a confident, well-managed sale from a long and frustrating one.

Not Sure if Your Home is Ready? Here's How to Prepare
If your plans point toward next year rather than right now, that's a perfectly reasonable timeline—but it's worth using the time intentionally.
- Declutter and depersonalize. With more inventory for buyers to compare, presentation is doing more of the work than it used to.
- Address condition issues now. Buyers today have the leverage to negotiate repairs and credits, and homes in strong condition are simply more competitive from the first showing.
- Consult a local professional early. Pricing and timing strategy varies by neighborhood across the Sacramento region, and a conversation with our team now can help you plan a listing that performs well when you're ready.
Whether you're ready to make a move this fall or you're planning ahead for 2027, understanding where you truly stand is the first step.
